3 Things You Didn’t Know About Communications Hill

We live, work and play in San Jose ~ and we know that you do too! We also know that you have some favorite neighborhoods, and we’d like to see if this one is on your list: Communications Hill. Most people have heard of this community, and either think of it as ‘those homes on the hill’ or ‘that place with the stairs’. With 2,500 units already constructed and another 2,200 planned as part of the City of San Jose’s 2040 General Plan, we’d like to take this opportunity to share 3 things you probably didn’t know about Communications Hill!

It All Started In The 80’s. There may be some things you’d like to forget about the 1980’s… the neon tights, the side ponytails, that hair – but Communications Hill is one of the many memorable and lasting opportunities that emerged from the decade (albeit a less embarrassing one!). According to the City of San Jose website, the General Plan “has recognized Communications Hill as a valuable and unique opportunity to create a sizable, mixed-use urban neighborhood with commanding views in proximity to downtown, freeways, light rail, and Caltrain” since 1984! As one of only a handful of master-planned communities in Silicon Valley (and one of the largest and longest running), the land was largely untouched for decades following its original usage as the American Dairy Co., founded by a an immigrant from Portugal. Descendants of the American Dairy Co. family have been working with the City of San Jose since the 1980’s to develop the land; construction ultimately started in the early 2,000’s.

Parking Is Plentiful. Condo and townhome communities often deter homeowners who love to entertain; limited guest spots in many complexes are limited to a handful of visitor spaces (some as few as 2!). But Communications Hill is known for having more generous street parking than many multi-family communities. Many of the units are situated across from an open hillside with generous curbside parking, though like any neighborhood, some times of day are busier than others.

There Is A Community Vineyard. Yes… you read that right! How would you like to enjoy sweeping views of Silicon Valley AND peer into your own community vineyard every day?! The community vineyard lies in the Tuscany Hills neighborhood of Communications Hill, and was initiated in 2014 according to the city’s vineyard master plan notes. As a collaboration between the City of San Jose, the Tuscany Hills HOA and a local winery – the goal is to eventually host a tasting room for residents and produce a high quality commercial wine.
