August is here and while it may be a tad too early to chat back to schoolit’s never too early to get back to your real estate goals! Hopefully these summer days created time for those you love the most, and offered perspective on the goals you have for yourself, your family & your future! If selling and/or moving-up is on your ‘want’ list…consider these three reasons why THIS might be the perfect time and place.

#1: The Profit Margin. We all know that affordability is growing concern in the Bay Area, and that low inventory coupled with high demand has caused prices to skyrocket across Silicon Valley. That also means that sellers are earning top dollar for their home – literally! A just-released study by real estate data firm ATTOM Data Solutions reveals that San Jose sellers earned the highest return on their investment (75%!) compared to sellers across the nation! This window of opportunity might strike the ideal balance between being able to achieve an awesome ROI on your current place…while still being able to afford your next one.

#2: The Google Effect. If we didn’t drop the G-word for Google we just wouldn’t be living and working in Silicon Valley! Nearly every day, new data emerges on the tech giant’s plans for its massive San Jose campus, the amount of property being swooped up and the related transit and civic improvement being made on account of it all. Long story short… San Jose real estate is getting more desirable – not less, so compeition could get worse, not better.

#3: The Fed Factor. Fannie Mae just released their July 2017 News Release, affirming the plans for a 3rd rate increase this year and citing an expected ease in mortgage lending credit standards. With the first loosening of the proverbial bank belt in years AND the trajectory for the cost of borrowing to increase, moving up now makes total cents (pun intended!).

Last but not least…. fall is a fantastic time to sell your home! Serious buyers, cooler weather and house hunters who are back from vacation and as serious as you are about making their real estate dreams come true by year end?! Yes. Please.
