Evaluating Multiple Offers (A Good Problem To Have)

Homes of Silicon Valley is excited about today… as we are accepting offers on our first listed property of 2022! Offer Day is an exciting day for our sellers, but it can also be a stressful one. What if I don’t get as many offers as I hoped? The highest offer is always best… or is it? If price is equal, what other factors are most important? What if none of these offers meet my bottom line AND my timeline?

In this Silicon Valley seller’s market, getting offers is [generally!] easy, but evaluating them and choosing the one best for each seller situation can be more challenging than you may think. Primarily, many sellers are also buyers themselves – so timing is essential given low inventory and the uncertainty that can be associated with having a place to go next.

We have listed some other common considerations below but want to encourage every potential seller to ask every potential listing agent how they evaluate offers, select among multiple offers and how they ensure the accepted offer meets their needs best. Just A Few Factors to Consider When Evaluating Offers

1) What are the terms of the highest offer on my home? What about the strongest offer?

2) Which terms are a priority for my situation (speed, a rent-back, an all-cash deal, etc.)?

3) Is the potential buyer also a seller? Where in process is the sale of their home?

4) What are the contingencies and the COE… and the potential roadblocks to meeting those?

5) How big is the down payment? (This can be critical if your appraisal comes in less than the list price!)

6) Which offer should I counter to get closest to what I want & need?

7) Has my agent worked with the buyer’s agent before and what was the experience?
