What a week! Maybe it’s the heat, maybe it’s because the kids are out of school, or maybe it’s just because THIS is life in Silicon Valley, but does it feel like sometimes it’s hard to keep up with all that is going on? We get it… so this week we scoured the headlines and picked 3 pieces of noteworthy news that you might not have had time to find on your own, but that we just couldn’t let you miss! We’re keeping it short and sweet so you can get back to your summer fun, but here are a few headlines that every buyer, seller, investor and resident may appreciate.

HOMEOWNER EQUITY IS RISING FASTHER THAN HOME PRICES

Two days ago, CoreLogic released findings that on a national level – home equity is growing faster than home prices (equating to $486 billion from Q1 of 2018 to Q1 of 2019). In addition, the Fannie Mae Home Purchase Sentiment Index (HPSI) experienced a 13-point increase in positive responses asking consumers if now is a good time to buy. The bottom line: Your return on investment can only begin once you actually take the plunge: if you are on the fence about buying in Silicon Valley… we need to talk about what areas and price points make the most cents & sense for you.

GET USED TO HEARING ABOUT STARCITY CO-LIVING COMING TO SAN JOSE

The communal living concept is one answer that has emerged around the world in response to a lack of affordable housing. Silicon Valley is now the star of the show as the largest co-living building in the world has been approved for construction in the heart of downtown San Jose, walking distance to Diridon Station. The 800-unit, 18-story ‘dorm for adults’ is going to be an interesting housing project to watch, but will by no means alone solve the need for more available units. The bottom line: The 15,000 employees resulting from Google’s proposed Transit Village are going to need a lot more than 800 communal units; expect demand to continue to outweigh supply in the short and long-term.

THE LOS GATOS FLAME OF LIBERTY DEDICATION IS ALMOST HERE

May we never forget that the moments we live for are the result of a turning point in time that another lost their life for. While not housing related, we consider the Veterans Memorial & Support Foundation of Los Gatos a cause that unites us all in community, legacy and honor. This 7-year project, driven by a small committee of Veterans and patriotic volunteers, is culminating into a lifelong tribute this weekend with the dedication of the Flame of Liberty Memorial  on the Civic Center lawn in Los Gatos. The bottom line: This community event reminds us that we are all part of something larger than ourselves, but not so large that we cannot join with our neighbors and friends to honor and respect what & who is most sacred.
