As you review the data, it’s clear that days on market and inventory levels have increased, 16.2% and 85.6% respectively. While the first instinct is to assume that the market has flipped from a seller’s market to a buyer’s market, that’s not quite the full story. The figure to note is the sales to list price ratio, or what buyers are paying over what sellers are asking. The current sales to list price ratio is 99.5%, while a balanced market is 95%. While the market is turning towards buyers – it still favors sellers.

Days of Inventory, or the number of days it would take to sell the current inventory divided by home sales, jumped thirty-two days to sixty-nine days.  While that represents a more than two-fold increase, Santa Clara County has averaged ninety-four days of inventory since January 2000 – meaning inventory levels are still below average.
