Ugh… we know. So many people put off moving because of that long list of ‘all’ that needs to be done before your home can go on the market. If you read our blog last week on “THE #1 MISCONCEPTION ABOUT SELLING YOUR LONG-TERM HOME”, then you are probably feeling a whole lot better knowing that you don’t need to do nearly as much as you thought (or spend as much as you anticipated!). But alas you are not entirely off the hook, and there are three small but simple suggestions we have for all sellers. This list is short and sweet, because let’s face it, if you are thinking of selling your home in the New Year you are way too busy enjoying the present anyway!

#1: Safety First. That loose stair rail, the missing smoke detector, the pool gate that won’t latch – the small stuff does count when it comes to safety. First, you don’t want to give the impression that your home has been poorly maintained or hasn’t experienced the fondest of memories. Second, based on standard real estate disclosures, recommended inspections and appraisal & lender requirements – these needs are going to be addressed somewhere so better sooner rather than later.

Go The Extra Mile: Replace the batteries in the smoke detector (it’s good karma!) and make sure you have a carbon monoxide detector on every level (it’s required).

#2: Curb Appeal. Your home is about to be professionally photographed. You may have dozens if not hundreds of prospective buyers drive by your home. First impressions really DO count – so a few new plants, a freshly painted curb number and a new welcome mat will make all the difference. Studies repeatedly show that prospective buyers decide whether or not to view your open house based on their first glimpse. If it’s a drive-by or an online thumbnail… make it count!

Go The Extra Mile: Install a new, stylish porch light that gleams in twilight photos!

#3: Fresh Paint. The only thing that makes a home sparkle more than a deep cleaning is a fresh coat of paint! It’s also a great way to create that ‘tabula rasa’ that we talked about last week; a simple makeover with fresh neutrals is a surefire strategy to help buyers envision their life and their belongings in your home.
