Hello Readers! Before summer is over, I wanted to share some Santa Clara County real estate data that answers what most current and prospective homeowners want to know about the current market. I often receive questions such as:

“So Mark, are homes really still selling over asking?”

Yes! Just look at that sales-to-list-price ratio.

“Are buyers scared away by current interest rates?”

Not so much. Demand is far greater than supply, as evidenced by the days on market and those still rising home prices.

“How do median home prices compare to last year?”

They are up almost 3%, following the national trend of equity within 3% of last year’s peaks.

The graphic below is a snapshot of some of the most notable statistics from our monthly Homes of Silicon Valley Real Estate Report. The data shown is indicative of the latest available information from July 2023 for single-family homes in Santa Clara County.
