First let’s talk about that median home sales price: $1,680,000 – a figure that represents a 12% month-over-month price increase. Additional market data is available in our monthly Homes of Silicon Valley Real Estate Report, and reveals that the sales to list price ratio is 102.9% - a 1.3% month-over-month increase. Days on market has decreased over 17% to just 24 days, while inventory has plummeted 35% with 761 active listings.

One last piece of applicable national data is that new homes are a larger market share than ever before – which means that buyer demand is heightened across the nation as existing home inventory cannot meet the market pulse. Locally, buyer demand is apparent in the decreasing days on market, increase in sales to list price ratio and rising median and average home prices.
